Castner, City Manager City of Ames Ames, Iowa 50010 Dear Mr. Castner: RE: Lincoln East Commercial Development In the near future we will start construction on 4 units of the office building to be located in our Lincoln East Commercial Development. Enclosed you will find a proposed site plan prepared by Architects Rudi and DeKovic. The units to be built are numbered 2, 3, 4 and 5 on the plan. You will note that we have shown a frontage strip to provide off-street parking in front of the office building. After checking with the city engineer's office it was suggested that I write this letter in regards to the following: 1. We request permission to encroach on the North 10 feet of the extended right-of-way that adjoins and is directly South of the front line of lots 3, 4, 5, 6, 7, 8 and 9 in Friedrich's Commercial Addition. The purpose of this request is to allow a wider parking area to be built in front of the commercial office building, which will make parking more convenient and most important is that the capacity of the parking lot can be doubled, By (a) replacing the green planting areas in front of building numbers 2 through 8 with a 7' sidewalk, moving the North edge of the proposed parking lot North to the South edge of the 7 ' sidewalk, and (b) widening the lot to encroach 10 feet South onto the extended right -of-way there will be enough width to construct not one but two rows of angle parking spaces in the parking lot. Please note that at this point along Lincoln Way the North half of the right-of-way has been extended to include an additional 17 foot strip of land increasing the total R. 0, W. width from 66 ft. to 83 ft. If our encroachment request is granted the city will have remaining a 15.5 ft. strip of land between the South edge of the parking lot curb and the North curb of E. Lincoln Way for adequate snow storage. This remaining strip is wider than the standard 66 ft. R. 0. R. Castner, City Manager -2- April 28, 1971 2. We request that the requirement for the construction of a public sidewalk in the city R. 0. W. be waived until such a time that future development to the East of our property warrants the installation of such an improvement. 3. We request permission to make two curb cuts for public access to Friedrich's Commercial addition. Said curb cuts are to be located in line with each of the two 30 ft. strips of land in lot 2 of Friedrich's Commercial Addition. If you need any further information on the requests mentioned above please call and we will reply promptly. We are anxious to get under way so that our building will be ready in time for our tenants, Sundstrand and R & R Welding Supply Company. Thank you for giving this your immediate consideration.
