EASEMENT
KNow ALL PERSONS: Green Hills Residents'Association, an Iowa non-profit corporation,and
Green Hills Health Care Center, Inc.,an Iowa corporation(hereinafter referred to as the"Grantors"),for
valuable consideration, do hereby reserve to themselves respectively and grant unto the owners, their suc-
cessors and assigns(hereinafter referred to as the"Grantees")of the following described real property:
All Units in Green Hills Community, a condominium regime located on Parcel "A"; in
Lot Two (2), Gateway-Green Hills Subdivision, Second Addition, in the City of Ames,
Story County; Iowa; as shown on the"Plat of Survey" filed in the office of the Recorder
of Story County, Iowa on .5-24 2011, and recorded as Instrument No. I I-
04-1(#J on Slide q0vat Page I
and
All Units in Green Hills Community,a condominium regime located on Parcel"B" in Lot
6 of Gateway-Green Hills Subdivision and in Lots I and 2 of Gateway-Green-Hills Sub-
division, Second Addition, in the City of Ames, Story County, Iowa; as shown on the
"Plat of Survey" filed in the office of the Recorder of Story County, Iowa on

(collectively,the"Benefited Property").
a perpetual, non-exclusive easement over and across the following described real property:
the roadway as it currently exists and as legally described on the attached Exhibit "A" (fq.q)
(the"EasenientArea");
for the purpose of ingress to and egress from the Benefited Property by the Grantees and the invitees, te-
nants, agents, and contractors. The foregoing rights are granted by the Grantors and shall be accepted and
exercised by the Grantee subject to the following terms and conditions:
1. OBSTRUCTIONS PROHIBITED. Neither Grantors nor Grantees shall obstruct the Easement Area.

2. NONEXCLUSIVE EASEMENT. The easement rights granted under this instrument to the Grantee are
nonexclusive. This instrument shall not preclude the Grantors from granting similar easement
rights to third parties upon terms and conditions that do not impair or diminish the rights granted
under this instrument to the Grantee.
3. CITY APPROVAL. The City of Ames, Iowa approves this access easement herein as satisfying the
City's subdivision code requirement for a lot to have usable access to a public right-of-way. Gran-
tors and Grantees agree that they shall not release, terminate, alter, or materially diminish the
easement rights granted herein without the consent of the City of Ames, Iowa.
4. INTERPRETATION. Words and phrases used in this instrument shall be construed as in the single or
plural number, and as masculine, feminine or neuter gender, according to the context.This instru-
ment shall be governed exclusively by and construed in accordance with the laws of the State of
Iowa.The paragraph headings in this instrument are for convenience only and in no way define or
limit the scope or intent of any provisions of this instrument.
IN WITNESS WHEREOF the undersigned has executed this instrument on the day of
