Good morning Mayor and Council-
We appreciate the efforts of Staff and Council to bring a new zoning district to Ames with the Planned Unit Development
(PUD).There has been much outreach and dialogue with Staff on the topic and we appreciate being included in the
conversation.
We are supportive of the new Ordinance and ask for a couple of minor amendments before adoption.
Within the Pre-Application Conference, a couple of the criteria are requesting details from an applicant that one would
not normally have at the conceptual level before the formal application.These items are the proposed infrastructure
extensions and proposed building design character.
Typically, an applicant in the Pre-Application Conference is simply trying to see if a project is viable. Knowing or having
these additional details would be in a subsequent step once it is known that a project is viable.
We would recommend striking "infrastructure extensions,"from Sec. 1114(2) (e)and striking Sec. 1114(2) (g)from the
proposed ordinance.
We believe all of these details are more appropriate in the formal application when Planning reviews the design
elements and Public Works reviews the public improvement plans.
