Goal of Campustown Service Center Parking Requirements: require lower amounts of
parking in urban environments to increase resident density and reduce dependency on
personal vehicle for travel throughout the neighborhood.
An admirable goal for cities and urban centers to create walkable and bikeable
neighborhoods!
BUT, City of Ames assumes that there is adjacent on-street parking available for people
visiting the property for short periods of time.
• Other large CSC properties built in last 2 years are interior to Campustown and
have ample on-street, metered parking surrounding their blocks. (23Twenty,
Foundry, Edge)
• Metered parking also means no overnight on-street parking (vehicle storage).
• Inappropriate to assume that 100% of business patrons, visitors of apartment
residents and visitors of hotel guests will arrive on foot, by bicycle, or by bus.
• For 2700 LWay Property there is:
o NO on-street parking for this stretch of Lincoln Way.
o NO on street parking for the 100 block of Sheldon.
o OCCUPIED on-street parking on Arbor Street
■ 2700 block is always occupied due to apartment residents
■ 2800 block is occupied during daytime due to people parking &
walking to ISU and occupied Friday & Saturday nights
o OCCUPIED on-street parking for 2700 & 2800 blocks of Wood
■ Almost always occupied due to lack of on-site parking for houses
o OCCUPIED on-street parking for the 100 & 200 blocks of Hyland
■ Almost always occupied due to apartments, people parking &
walking to ISU, and Friday/Saturday night visitors to Campustown
o No metered parking on the streets surrounding 2700 LWay.
■ Closest available metered parking is the Intermodal facility
o Furthermore, much of the available on-street parking is in front of low-
density residential housing where having short-term business parking
increases neighborhood traffic significantly.
• Patrons & visitors of 2700 LWay property will likely attempt to find parking in the
neighborhood prior to using the Intermodal. Some streets have 4-hour time limit
during daytime hours, but it is only enforced via complaint.
• Patrons & visitors of 2700 LWay property will likely displace resident on-street
parking further into the neighborhood, filling the 2800 & 2900 blocks of Arbor and
Wood at all times.
• Opposite side parking likely to be illegally occupied more frequently.
• People likely attempt to park on private property or block driveways more
frequently.
Below is a photo of parking along S. Hyland from a recent Sunday morning, in the block
and a half south of the subject area for rezoning (100 and 20 blocks). As you can see,
both sides of the street are still almost completely full. We have opposite side parking,
so half of these people are parked illegally. This parking situation is pretty much the
norm for Friday and Saturday nights throughout the school year along S. Hyland and
Wood. Depending on the weekend, the illegal double-side parking will spill over on to
Arbor and Lettie. The people who park here will take the $15 parking ticket as a fee to
park conveniently for the weekend. The city does not really have a strategy to deal with
this. The concern is that this will not be limited to weekends anymore, but rather 24/7
during the school year.
