SUBJECT: Rezoning with Master Plan of property located at 321 State Avenue from "S-GA"
(Government/Airport District) to "RL" (Residential Low-Density Zone)

The Planning and Zoning Commission took action on the rezoning with master plan request at the
meeting scheduled on Wednesday, January 15, 2014.
e City Council ill take action on the rezoning request at the meeting scheduled for Tuesday,
February 25, 2014.

A copy of the map for the area under consideration is attached.
The legal description for this rezoning request is:
Parcel A
A part of the Southeast Quarter of the Northeast Quarter of the Northeast Quarter (SE1/4-NEI/4-
NEI/4) AND a part of the Northeast Quarter of the Southeast Quarter of the Northeast Quarter(NEI/4-
SEI/4-NEI/4), all in Section 8 T83N-R24W of the 5th P.M., in the City of Ames, Story County, Iowa;
described as follows:
"Commencing at the Northeast (NE) corner of the Southeast Quarter of the Northeast Quarter of
the Northeast Quarter (SEI/4-NE1/4-NE1/4) of Section 8 T83N-R24W of the 5th P.M., in the City of
Ames, Story County, Iowa; thence N 89'01'39" W, 60.03 feet along the north line of the said SEI/4-
NEI/4-NEI/4, to the Point of Beginning; thence continuing N89'01'39"W, 580.70 feet along the north
line of the SEI/4-NE1/4-NE1/4; thence S 00°18'37"E, 837.84 feet along a line parallel with and 25 feet

NOTICE IS HEREBY GIVEN that the Ames City Council shall hold a public hearing in
conjunction with its regularly scheduled meeting of February 25, 2014, at 7:00 PM in the Council
Chambers of City Hall, 515 Clark Avenue. The purpose of this hearing is to consider approval of a
Master Plan for 321 State Avenue to allow for development of up to 78 dwelling units. The
development concept articulated by the applicant is for a new student housing rental development of
small individual buildings that differs from traditional apartment type student housing developments.
Any parties in interest and citizens may appear at the February 25,2014,City Council meeting
to testify for or against the Plan. Written testimony will also be accepted.
