This document shall be returned to KSC upon its request j Our Vision For The Project • The existing buildings are inadequate to support the long-term vision of the project: Known structural problems severely limit and restrict growth Handicap accessibility is inadequate Multiple buildings, varying floor elevations, and numerous masonry bearing walls on the site create challenges to address larger needs of Kingland and other potential tenants Existing buildings do not accommodate flexibility needs of tenants • Infrastructure - such as water, sanitary sewer, storm sewer - that supports the site is significantly dated and inadequate ;.K IYNSGTLA N _D Emir e Our Vision For The Project (continued • Our vision is to redevelop the site to support the needs of the future while being sensitive to the history of Campustown which will: Provide us a home for our long-term needs Provide additional office space for office tenants Provide ground floor retail expansion opportunities for potential large and small tenants Update the infrastructure to support the area • We believe this project can be a catalyst for rejuvenation and continued investment in Campustown (wK__IY N s G LAN N D #v Our Vision For The Project (continued • $19 million project • 3 story, 75,000 square feet building • Mixture of office and retail space • Opening up interior of the block for additional parking and safety access • Exterior design considerations include: Building elements scaled to relate to neighboring structures and pedestrian traffic Maintain character of existing buildings by utilizing design and materials that complement the eclectic aesthetic found throughout Campustown and the ISU campus A mix of mZIte iais allows for the look of numerous "store fronts" K_I_N.-G_.L A,.
