Subject Concerns
Dear City of Ames Council Members,
I have a concern about plumbing issues in Ames. The main issues that concern me are as
follows:
1. Stand pipe for washing machine without a visible trap
2. Basement surface drainage flowing into floor drains from showers,
washing machines, or laundry sinks (vented or unvented)
3. Existing auto vents
4. Existing "S"Traps (though when replacement occurs, an auto vent must
be installed with the"S"trap)
5. Toilets, showers, tubs, and sinks located in bathrooms with less
clearance than required by the U.P.C.
I believe these issues need to be addressed by the council. These can be very expensive items. I
would also like to note that these issues are UPC and will be in affect for owner occuppied and
rentals if strictly enforced. I would greatly appreciate it if you would take these concerns into
account.

My wife and I own five duplexes (ten rental units) in NW Ames. We belong to the Ames Rental Property
Owners group and we support their proposals:
We need these plumbing conditions to be allowed in the Ames Rental Code:
1. Stand pipe for washing machine without a visible trap
2. Basement surface drainage flowing into floor drains from showers, washing machines, or
laundry sinks (vented or unvented)
3. Existing auto vents
4. Existing "S" Traps (though when replacement occurs, an auto vent must be installed with
the "S" trap)
5. Toilets, showers, tubs, and sinks located in bathrooms with less clearance than required
by the U.P.C.
Repairs and maintenance to existing systems need to be allowed to be made with "like kind
replacement parts and design."

All regulations add to the rent of a house, although some regulations are clearly needed, layers of
unnecessary regulations drive up housing rents,
pushing renters out of the market. In fact, overregulation has a disproportionately adverse impact on
low-income families. Furthermore, regulations
can cause rental housing to deteriorate or be abandoned because it makes rehabilitation of the existing
stock economically infeasible.
We need these plumbing conditions to be allowed in the Ames Rental Code:

washing machines, or laundry sinks (vented or unvented)
3. Existing auto vents

Unless these are health issues, and if they are then all housing in the city should comply, you are simply
adding regulations and cost to our housing in Ames.
