RE: General Industrial Zone Development Standards
Dear Mayor Campbell and Council Members:
On September 14, 2006 we were notified that land in the Ames Community
Development Park was impacted by bulk changes made in the adoption of
a new zoning ordinance in the year 2000. Specifically, we are referring to
the "Minimum FAR .35 For Office Use Only". While the Ames Community
Development Park has a General Industrial zoning designation, it was
planned and has developed as a mixed use area. The success of the area
is the result of the excellent private/public partnership (the TIF District)
created between Ford Street Development Co. and the City of Ames. In
addition to the City's requirements for a General Industrial Area, covenants
were placed on the development that required higher building standards,
more green space and restricted outdoor storage. The result is an excellent
development with affordable land prices.
There are currently thirty (30) businesses in the Park. We have attached a
map and a table that shows the development and illustrates the mix of
businesses in the Park. The majority of the businesses were relocations or
expansions of companies already in the Ames area. The lots that Todd &
Sargent (in red) and Hawkeye Renewables (in red) have purchased are the
last lots in the Park that join 1-35. The addition of the two buildings will PARTNERS
further enhance the 1-35/Ames Corridor. The combination of existing jobs
retained, new employees hired and increased property valuation will provide Marvin J.Walter
a positive impact for the City of Ames. Home:515-292_9212

accommodate large industrial users needing 20 to 100 acres or more of land. Given today's
marketplace, we believe it is in the best interest of the City of Ames to delete the minimum
FAR requirement for office buildings located in a general Industrial zone. We need to seek out
companies such as Todd & Sargent and Hawkeye Renewables to locate in Ames, and at the
same time start work on developing a site for large industrial users.
