HomeMy WebLinkAboutA004 - Letter from Roseland Mackey Harris Roseland Mackey Harris ARCHITECTS PC i September 21, 2006 Honorable Mayor and City Council Members City of Ames 515 Clark Ames, Iowa 50010 Dear Mayor and Council Members, We are writing at this time to express concern regarding a section of the General Industrial zoning ordinance. It has come to our attention in the last week that the current ordinance includes a minimum floor area ratio (FAR) of .35 for office buildings in the GI zone. We are currently working on a new office facility for Hawkeye Renewables, an Iowa based ethanol manufacturer planning to relocate their corporate headquarters to the Ames Community Development Park. Hawkeye Renewables is a relatively new company who is anticipating a great deal of growth over the next five years. They are currently planning a 12,000 square foot building with short-term expansion plans for another 12,000 square feet. Based on other recent construction within the Ames Community Development Park, they have purchased a 4-acre site for their office facility. In order to meet the current zoning ordinance Hawkeye Renewables would be forced to initially build a 63,000 square foot office building requiring 252 parking stalls. Given the minimum landscaping requirements this would necessitate a multi-story building, and would maximize the site coverage preventing further expansion for this or any future building owner. This seems to be a large burden to place on any organization hoping to build in Ames. We understand the need to preserve land for industrial uses, however this relatively small lot in a nearly fully developed park seems unlikely for industrial use. Attached to this letter are the proposed site plan and a site plan indicating the effects of the current ordinance. At this time we would respectfully request that the council consider a change to the ordinance that would eliminate this unnecessary burden on potential building owners. Sincerely, i Jeffrey S.
