Campbell, Mayor and Members of the City Council of the City of Ames, Iowa Re: Amendment to Floor Area Ratio Requirements in the "G-I"Zoning District Dear Mayor Campbell and Council Members: At the regular Council meeting last week,I was directed to prepare an ordinance for consideration by the Planning and Zoning Commission and for a public hearing by the City Council. The proposed ordinance amends the General Industrial Zone Development Standards by exempting from the Floor Area Ratio(FAR)requirements those buildings that are approved for exclusive office in accordance with site plans or building permits issued prior to November 15, 2006. This ordinance would allow the construction of two new office buildings and would bring all existing office buildings into compliance with the standards for floor area ration. Future office buildings in the"GI"zone would be required to meet the.35 minimum F.A.R. Current non-office buildings in the "GI" zone would not be permitted to convert to exclusive office use unless they met the minimum F.A.R.standard. The proposed amendment was drafted to implement Option#4 in the Council Action Form from the September 26t' meeting. This same proposed ordinance will be considered by the Planning and Zoning Commission at their meeting October 4. Copies of the Commission Action Form and the proposed ordinance are attached.
