ORDINANCE NO. 3863
AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP OF THE
CITY OF AMES,IOWA,AS PROVIDED FOR IN SECTION 29.301 OF THE
MUNICIPAL CODE OF THE CITY OF AMES,IOWA,BY CHANGING THE
BOUNDARIES OF THE DISTRICTS ESTABLISHED AND SHOWN ON
SAID MAP AS PROVIDED IN SECTION 29.1507 OF THE MUNICIPAL
CODE OF THE CITY OF AMES,IOWA;REPEALING ALL ORDINANCES
AND PARTS OF ORDINANCES IN CONFLICT HEREWITH AND
ESTABLISHING AN EFFECTIVE DATE
BE IT HEREBY ORDAINED by the City Council of the City of Ames, Iowa;
Section 1: The Official Zoning Map of the City of Ames, Iowa, as provided for in
Section 29.301 of the Municipal Code of the City of Ames, Iowa, is amended by changing the
boundaries of the districts established and shown on said Map in the manner authorized by
Section 29.1507 of the Municipal Code of the City of Ames,Iowa, as follows: That the real estate,
located at 534 South Duff Avenue,is rezoned from"A"(Agricultural)to"HOC"(Highway-Oriented
Commercial).
Real Estate Description:
A tract of land being part of the North Half of the Southeast Quarter and part of the South Half of
the Northeast Quarter of Section 11, Township 83 North, Range 24 West of the 5' P.M., City of
Ames,Story County,Iowa,to wit: Commencing at a found PK Nail at the Southwest Corner of said
Northeast Quarter,thence along the north line of said Southeast Quarter S89°12'04"E, 1114.77 feet
to the point of beginning;thence N00°29'54"W,329.36 feet to a found iron rod;thence S 89°10'51"E,
204.28 feet to a found iron rod on the east line of the Southwest Quarter of said Northeast Quarter;
thence along said east line and the east line of the Northeast Quarter of said Southeast Quarter
S00029'54"E, 695.44 feet to a set iron rod; thence leaving said east line N89°33'12"W, 633.62 feet
to the Southeast Corner of the Buford and Helen Day Trust Property, (Ames Rental); thence along
the east line of said trust property N00°21'43"W, 180.02 feet to a point on the south property line of
property now or formerly owned by Ward Development,LC;thence leaving said east line along said
south line S89°33'12"E, 428.92 feet to a found iron rod; thence N00°29'54"W, 187.38 feet to the
point of beginning,containing 5.03 acres, subject to any and all easements,restrictions,conditions,
etc., of record.

Section 2: All other ordinances and parts of ordinances in conflict herewith are hereby
repealed to the extent of such conflict.
Section 3: This ordinance is in full force and effect from and after its adoption and
publication as provided by law.
