Development activities within the O-GNE District, which will include the underground piping of water run-off, can not adversely impact the hydrology of Ketelsen Marsh by changing the water run-off that currently drains from Ketelsen Marsh and flows through the property within the O-GNE District via surface run-off or existing drainage tiles. b. Soil Borings used by the developer to prepare the Major Site Development Plan will be used to identify the presence of subsurface water and prevent unintended negative impacts on the subsurface drainage of Ketelsen Marsh. 2) Trash: Fencing and/or vegetation will be installed at or near the north property line of the property t within the O-GNE District from the east boundary line of 1-35 to the west boundary line of 570 to intercept trash generated by the users of the development within the O-GNE District. 3) Light Polution and Ecology: A buffer with a minimum depth (north to south dimension) of 100' will be established. a. The terrain within the buffer will be contoured with relief up to 3-4 feet then planted with local native plant species which are consistent with the existing vegetation at Ketelsen Marsh. b.
