parking lots, artwork, and architectural entry features. Like Ames, there are a variety of
buildings placed in a network of landscape.
H. The integration of storm water drainage and detention should be designed to
enhance the public space, which would include the utilization of existing flowing
water, the creation of ponds, water features, landscaped waterways, and/or natural
plantings native to the area.

"Ketelsen Marsh" is not accessible from the site. The site will be visually distinct from
the marsh, although the engineering design of the site will recognize the intrinsic
interconnection between the two, especially in regard to hydrology, lighting, and trash.

A. A buffer strip to discourage access along the north property line will be established
through the use of fence, native plantings, and topography to insulate the marsh
from the adjacent north property.

"Signage" is tasteful, simple, as unobtrusive as possible, and is integrated with the
entry design elements.
Standards:
A. A comprehensive system of signage conveying messages essential to the function,
safety, and security of users and residents, is important to the success of the
Overlay District. Graphic design for signage will encompass treatment of directional
and informational systems, building entrances, and project identification. Signs
contribute information and vitality to the environment, and, are to contribute to the
character of the area, in a positive manner.

D. All signage should be architecturally integrated with their surroundings in terms of
size, shape, color, texture, and lighting so as not to compete with the architecture of
buildings and overall design of the site. Signs are to be integrated with the

"Building Design" is primarily a collection of high quality buildings in a variety of sizes
for which there is wide latitude for creativity within the framework of a Master Plan for
the entire site. All buildings will be designed for energy efficiency.

D. Entrances into buildings should be easily identified through the use of building
design and detailing. Projected or recessed entryways, higher rooflines, changes in
building material, or color are some of the methods that can be used to create this
effect.

enhance the natural landscape, properly manage storm water, and provide convenient

destinations within and adjacent to the site, including: building entrances, open
space, and/or parks.
