HOC Zoning—Text Amendment for Self-Storage Facilities.
As we have discussed, the following represents application for suggestions to modification of Text
Amendment within the HOC zoning
classification, ,regarding requirements for Self-Storage (Mini-
Storage) facilities, in the present code. I propose inclusion of this text amendment (or similar text as
per your applicable requirements)-as follows:

1. Mini-Storage structures within a site,where
the 60-foot maximum building lensite is adjacent to an industrialgth. use or zone
and/or Airport Clear zone areas,may exceed
2. Climate controlled mini-storage buildings located within a site, where the site is adjacent to an
industrial land use or zone and/or Airport Clear zone areas, may exceed the 60 foot maximum
building length. An interior climate controlled mini-storage facility is a warehouse building
accessed from the interior of the structure. Exterior garages or bays

The reasons for these proposed amendments are to allow for flexibility in design criteria of mini-
storage facilities in areas that are already exposed to larger industrial buildings and/or less restrictive
zones.

This text amendment will be consistent with the Land Use Policy Plan, as the proposed lt�ea rtainsout to,
and would allow, the subject proposed Airport Busisiess Park development as p
jeopardizing others land use areas in the City.
The existing HOC zoning code may not need to be changed other than by adding this proposed text.
