DEPT• C)F FL,tdPli OS[fG ; HOC Zoning—Text Amendment for Self-Storage Facilities. As we have discussed, the following represents application for suggestions to modification of Text Amendment within the HOC zoning classification, ,regarding requirements for Self-Storage (Mini- Storage) facilities, in the present code. I propose inclusion of this text amendment (or similar text as per your applicable requirements)-as follows: nd 1. Mini-Storage structures within a site, where the 60-foot maximum building lensite is adjacent to an industrialgth. use or zone and/or Airport Clear zone areas, may exceed 2. Climate controlled mini-storage buildings located within a site, where the site is adjacent to an industrial land use or zone and/or Airport Clear zone areas, may exceed the 60 foot maximum building length. An interior climate controlled mini-storage facility is a warehouse building accessed from the interior of the structure. Exterior garages or bays where storage is primarily may be located on the structure when adjacent on-residential uses. to n The reasons for these proposed amendments are to allow for flexibility in design criteria of mini- storage facilities in areas that are already exposed to larger industrial buildings and/or less restrictive zones. ort ss No adverse affects will result from these amendments,as they pertain to . permsSod b ding design, Park, as this development will actually benefit and he aesthetics and landscaping. Due to the Munn Lumber industrial use to the west, of the proposed site, and the Airpo rt Clear zone to the east, the mini-storage use, as proposed, will represent a proper use for this unique location, yet protect other residential and commercial areas of the City. This text amendment will be consistent with the Land Use Policy Plan, as the proposed ltea rtainsout to, and would allow, the subject proposed Airport Busisiess Park development as p jeopardizing others land use areas in the City. The existing HOC zoning code may not need to be changed other than by adding this proposed text. Thank you for your consideration in this matter, and I will be available to discuss any questions at your convenience. Respectfully submitted, WROBERTS & ASSOCIATES,LLC Kevin J.
