AN ORDINANCE TO AMEND THE MUNICIPAL CODE OF THE CITY OF
AMES, IOWA, BY ENACTING A NEW SUBSECTION 29.201 50A);
REPEALING AND RE-ADOPTING SUBSECTION 29.702(2) REViSED;
REPEALING AND RE-ADOPTING SUBSECTION 29.704(2) REVISED:
REPEALING AND RE-ADOPTING SUBSECTION 29.406(c) REVISED;
REPEALING AND RE-ADOPTING SUBSECTION 29.1003(2) REVISED;
ALL FOR THE PURPOSE OF ESTABLISHING A NEW RESIDENTIAL
USE CATEGORY FOR THE"RM"RESIDENTIAL MEDIUM DENSITY,
"RH"RESIDENTIAL HIGH DENSITY;AND"S-SMD"SOUTH LINCOLN
SUB AREA MIXED USE ZONING DISTRICTS WITH A SPECIAL OFF-
STREET PARKING REQUIREMENT; PROVIDING A PENALTY AND
ESTABLISHING AN EFFECTIVE DATE.
BE IT ENACTED,by the City Council for the City of Ames,Iowa,that:
Section One. The Municipal Code of the City of Ames,Iowa is hereby amended by adding a new subsection
29.201(50A)as follows:
"(50A)Dwelling House means any building in an"RM"or"RH"district consisting of no more than
one dwelling unit designed for and occupied exclusively by a single family,or by not more than one
more person than the number of bedrooms,up to five people,provided there is one parking space per
bedroom for units with two bedrooms or more,or in University Impacted areas 1.25 parking spaces
per bedroom in units with two or more bedrooms,and one bedroom units shall have 1.5 parking spaces
per unit.
Section Two. The Municipal Code of the City of Ames is amended by repealing subsection 29.702(2)and re-
adopting that subsection revised to state:
Sec.29.702. "RM"RESIDENTIAL MEDIUM DENSITY.
(2) Permitted Uses. The uses permitted in the RM Zone are set forth in Table
29.702(2)below:

Section Three. The Municipal Code of the City of Ames is amended by repealing subsection 29.704(2)and
re-adopting that subsection revised to state:
Sec.29.704. "RH"RESIDENTIAL HIGH DENSITY.

re-adopting that subsection revised to state:
(2) Use Regulations. The uses permitted in the South Lincoln Sub Area Mixed Use
District are set forth in Table 29.1003(2)below.

Section Five. The Municipal Code of the City of Ames,Iowa is amended by repealing Section 29.406(2)
and re-adopting that subsection to state:
(2) Required Parking Spaces. Off-street parking spaces must be provided in
accordance with the minimum requirements set forth in Table 29.406(2)below,for any new building
constructed and for any new use established.
(a) The off-street parking space requirement for a use not specifically
mentioned herein is the same as required for a use of similar nature.
(b) Whenever a building erected or established after the effective date of this
Section is enlarged in floor area,number of employees,number of dwelling units,seating capacity or

otherwise to create a need for an increase of 10%or more in the number of existing parking spaces,
such spaces shall be provided on the basis of such enlargement or change.
(c) Whenever a building existing prior to the effective date of this Section is
enlarged to the extent of 50%or more in the floor area,said building or use shall then and thereafter
comply with the parking requirements set forth herein.

Chapter 29,Article 7-10
Section Six. Violation of this ordinance is a municipal infraction punishable by a penalty of$500 for a
person's first violation thereof,and a penalty of$750.00 for each repeat violation.
Section Seven. This ordinance shall be in full force and effect from and after its passage and publication
as required by law.
