Please attach additional sheets if necessary. `- 4 Request for Designation of Urban Revitalization Area (Criteria for Eligibility) Please describe how the property meets the required and optional criteria in the "Multiple Family Residential Matrix". REQUIRED CRITERIA The site is underutilized. This in-fill site was once a prosperous farmstead with a single-family home in addition to many service buildings. Today, this site stands underutilized in the midst of booming commercial and residential growth. A site that could be providing quality housing to sixty, or more, frail senior citizens has as its principal structure a steel storage garage. This steel garage will be removed as a part of the proposed development. Tax base will be dramatically increased and the underutilized property will be developed to add an affordable assisted living facility for the low income, frail elderly, which is an under represented business in Ames. OPTIONAL CRITERIA The proposed development will meet two of the optional criteria in the matrix. First, the building will be 60% brick. Second, and the criteria we select for the basis of this application, is the AFFORDABLE HOUSING option. The affordable housing option in the matrix requires that 13% of the proposed housing units will be affordable, under HUD standards, to households with income at, or below, 80% of the CMI (County Median Income) and 7% of the units are leased to households at, or below, 50% CMI. One-Hundred Per-Cent (100%) of the proposed assisted living units will be affordable to senior households at, or below, 60% of the CMI and 15% of the units will be affordable to senior households with incomes at, or below,40% of CMI level. The program will be structured to serve many residents (approximately 50%) eligible for the State Rental Assistance program,which provides that rent shall not exceed 30% of monthly income. The affordability component of the facility, under the terms of a land-use restrictive covenant, will extend for the next fifty-years. 0 0 0 N !
