ORDINANCE NO. 3681
AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP
OF THE CITY OF AMES, IOWA,AS PROVIDED FOR IN SECTION 29.301
OF THE MUNICIPAL CODE OF THE CITY OF AMES, IOWA,BY
CHANGING THE BOUNDARIES OF THE DISTRICTS ESTABLISHED
AND SHOWN ON SAID MAP AS PROVIDED IN SECTION 29.1506
OF THE MUNICIPAL CODE OF THE CITY OF AMES, IOWA;
REPEALING ALL ORDINANCES AND PARTS OF ORDINANCES
IN CONFLICT HEREWITH AND ESTABLISHING AN EFFECTIVE DATE
BE IT HEREBY ORDAINED by the City Council of the City of Ames, Iowa;
Section 1: The Official Zoning Map of the City of Ames, Iowa, as provided for in
Section 29.301 of the Municipal Code of the City of Ames, Iowa, is amended by changing the
boundaries of the districts established and shown on said Map in the manner authorized by
Section 29.1506 of the Municipal Code of the City of Ames,Iowa, as follows: That the real estate
generally located on North Riverside Drive and Airport Road, is rezoned from G-I (General
Industrial) to HOC (Highway-Oriented Commercial).
Real Estate Description:
Parcel "C": Part of the Southeast Quarter of the Northwest Quarter of Section 15,
Township 83 North, Range 24 West of the 5' P.M., City of Ames, Story County
Iowa, described as follows: Commencing at the Southeast corner of the Northwest
Quarter of said Section 15; thence NO°04'41"E, 60.00 feet to the north right-of-way
of Airport Road; thence S89°28'07"W, 882.52 feet along said north right-of-way;
thence SO°31'53"E,20.00 feet to the point of beginning;thence S89°28'07"W,170.79
feet to the easterly right-of-way of the abandoned Chicago and Northwestern
Railroad; thence N32°37'21"E, 772.65 feet to the southerly right-of-way of U.S.
Highway 30; thence S89°31'50"W, 59.68 feet to the centerline of the abandoned
railroad;thence S32°37'21"W,795.51 feet along said centerline to the northerly right-
of-way of North Loop Drive in Research Park,First Addition; thence southeasterly,
26.61 feet along said northerly right-of-way,along a curve having a radius of 180.00
feet, concave southwesterly through a central angle of 8028'13", and a chord which
bears S38°37'37"E for 26.59 feet to the south line of the Northwest Quarter of said
Section 15; thence N89°28'07"E, 94.12 feet along said south line to the northerly
right-of-way of Airport Road;thence Northeasterly, 138.50 feet along said right-of-
way, along a curve having a radius of 878.51 feet, concave southeasterly through a
central angle of 9°01'58", and a chord which bears N72039'56"E for 138.36 feet to
the point of beginning, containing 1.04 acres.
Parcel "D": Part of the Southeast Quarter of the Northwest Quarter of Section 15,
Township 83 North, Range 24 West of the 5' P.M., City of Ames, Story County,
Iowa, more particularly described as follows: Commencing at the Center of said
Section 15, thence S89°28'07"W, 767.43 feet along the south line of the Northwest
Quarter of said Section 15;thence N00°19'33"W,60.00 feet to the north right-of-way
line of Airport Road and point of beginning;thence continuing N00°19'33"W,291.87
feet; thence N89°28'07"E, 89.49 feet; thence S43°51'32"E, 401.23 feet to the north
right-of-way line of Airport Road; thence S89°28'07"W, 365.85 feet to the point of
beginning, containing 1.53 acres.
Parcel "E": Part of the Southeast Quarter of the Northwest Quarter of Section 15,
Township 83 North, Range 24 West of the 5`' P.M., City of Ames, Story County,
Iowa, more particularly described as follows: Commencing at the Center of said
Section 15, thence S89°28'07"W, 767.43 feet along the south line of the Northwest
Quarter of said Section 15;thence N00°1 9'33"W,60.00 feet to the north right-of-way
line of Airport Road and point of beginning;thence continuing N00°19'33"W,291.87
feet; thence N89°28'07"E, 89.49 feet; thence S43°51'32"E, 401.23 feet to the north
right-of-way line of Airport Road; thence N89°28'07"E,402.00 feet to the east line
of the Southeast Quarter of the Northwest Quarter of said Section 15; thence
N00°04'06"E, 299.21 feet along said east line; thence N43°51'32"W,485.15 feet to
the south right-of-way line of U.S. Highway 30; thence S84°40'31"W, 302.04 feet
along said south line to the easterly right-of-way line of the former Chicago and
Northwestern Railroad;thence S32°37'21"W,772.65 feet along said easterly right-of-
way line; thence N89°28'07"E, 170.79 feet to the north right-of-way line of Airport
Road;thence N00°31'53"W,20.00 feet;thence N89°28'07"E, 114.67 feet to the point
of beginning, containing 9.54 acres.
Section 2: All other ordinances and parts of ordinances in conflict herewith are hereby
repealed to the extent of such conflict.
Section 3: This ordinance is in full force and effect from and after its adoption and
