RESOLUTION APPROVING MAJOR SITE DEVELOPMENT PLAN
FOR PROPERTY GENERALLY LOCATED NORTHWEST OF THE
INTERSECTION OF HYDE AVENUE AND HARRISON ROAD
FOR THE CITY OF AMES, IOWA
WHEREAS, the developer is requesting approval of a Major Site Development Plan for the
construction of 70 bi-attached single-family units on individual lots on land generally located
northwest of the intersection of Hyde Avenue and Harrison Road; and,
WHEREAS, this is a revision of the Preliminary Plat for Bloomington Heights West
Subdivision, which was approved by the City Council on May 8, 2001; and,
WHEREAS, the developer is now requesting to subdivide the subject property into 88 lots
for single-family detached dwellings, ranging in size from 7,416 to 26,047 square feet and 70 lots
for single-family attached units, ranging in size from 2,904 to 3,622 square feet; and,
WHEREAS, only the lots with single-family attached units will be included in the Planned
Residential Development (PRD); and,
WHEREAS,staff believes the proposed Major Site Development Plan is consistent with the
Land Use Policy Plan Map designation of One- and Two-Family Medium-Density Residential for
the single-family attached lots.
WHEREAS, the Planning&Zoning Commission reviewed this request at their meeting of
May 15, 2002, and approval of the Major Site Development Plan was recommended with the
following stipulations.
1. That the City Council approve an ordinance establishing a PRD overlay for the
subject property on the Official Zoning Map of the City of Ames, Iowa.
2. That the City Council concurrently approve an ordinance to change the base zoning
of the subject property from RL (Residential Low-Density) to RM (Residential
Medium-Density).
3. That the City Council concurrently approve a Major Site Development Plan for the
subject property.
4. That the City Council concurrently approve a Preliminary Plat for Bloomington
Heights West Subdivision that is consistent with the approved zoning and with the
approved Major Site Development Plan.
5. Maintenance of the private streets in the PRD will be the responsibility of the
Homeowner Association.
6. That an all-weather road be required to provide access for emergency vehicles and
construction equipment before construction beings above-ground.
NOW,THEREFORE, BE IT RESOLVED by the City Council of the City of Ames, Iowa,
that the Major Site Development Plan for property generally located northwest of the intersection
of Hyde Avenue and Harrison Road is hereby approved with the aforementioned stipulations.
ADOPTED THIS 28' day of May, 2002.
