Ames prior to submitting this application.
An 11 x 17 reduction of the approved site plan and 11 x 17 reductions of the elevations of
all sides of each building must be submitted as part of this application.
Criteria for Eligibility: Please describe, on a separate sheet, how the property meets the
required and optional criteria_in the "Commercial Criteria Matrix" or in the "Multiple
Family Residential Matrix"(see attached matrix).

The above mentioned property meets the"required"for Urban Revitalization-
Commercial under the non-conforming, and would also be considered slum and blighted.
The above property meets the"optionals" as follows:
• The new use (Dairy Queen) meets the optional as the existing Dairy Queen
will be closed at 123 Lincoln Way leaving Grand to Duff, and Lincoln
Way south on Duff to new highway 30 without a Dairy Queen or ice cream
treat center.
• Meets design standards
• Meets minimum 25% landscaping. (See attached calculations.)
• We would have wall mounted signage on the east and west side of the
building. The approved west property sign can be a monument sign. We
would ask that the east approved property sign be a pole sign covered with
metal to look more pleasing and to provide better visibility.
• Adjoining property owners on the east, west, and south refuse to share
parking. Shared parking would not conform to east retaining wall or south
existing alley.
• Structured parking does not apply in this application, as this business is not a
high-rise Dairy Queen building.
Removing the Downtown Trailer Park and replacing it with a new, modern Dairy Queen
with inside seating and a drive-thru window is exactly what the Urban Revitalization Plan
is intended for.
