It has come to my attention that the city is beginning a process to change the zoning of this pro'perty in a way that that I believe will have an adverse and depreciating effect. Our block is significantly different than others close by because it has several apartment buildings, duplexes, and consists almost entirely of rental properri.e& I am not in favor of this reclassification for several reasons and I hope you agree with me. First, it is my understanding that the classification will be revised downward or lowered. As an example: property zoned high density will be revised to medium density. This sounds innocent enough until one contemplates what determines the value of ones'property. Quite simply,in my opinion, whenever we lose at) -option or a classification for land use, we lose value. My property, like most, represents many years of hard work and is an investment. The city and county do not hesitate to tax my property for its' full potential in the marketplace.Will a reclassification in zoning bring a lowering of these taxes in correlation to the properties' lower value? I don't believe that will happen. I take issue with them "changing the rules without asking those who are footing the bill" I was told by a city employee that this issue was raised by the neighborhood. I have not been asked nor can 1 find anyone who this change will effect whom requested this. I have not been able to find this neighborhood he spoke of. In fact, My neighborhood presents you with these signatures opposing any change that would limit our options for future building. I bought my property in the block described for three reasons. Location, Return on Investment,and future growth potential. I purchased two additional properties adjoining my original purchase for one reason, because eventually I intend to improve my investment by building new housing. If any of you have these same wishes or plans, the reclassification could change them. New building usually increases the value of all surrounding properties. I.E. a rising tide raises all boats. If your desire is to eventually have single family residences established in these areas, then I wonder why this is not happening now, without a change. I have not seen any new single family homes built in this area for years and would not expect this established trend to change. I contend that a downward classification in zoning, or a limiting of a properties' potential, will have the opposite effect that you would desire. An exagera.ted example would be.this: Why should a landlord expend any more money than is absolutely necessary in a rental property if there is no potential for growth in its' value. One will observe a "lowering of the bar" ....so to speak..This would compound the problem as.most would not want any type of building in this area. In otherwords, a falling tide lowers all boats. I respectfully ask that if you agree with me,that our property valuation will-be-threatened with a zoning change, that you not limit a properties' potential use for housing .
