RE: Zoning on Lincoln Swing
I will be unable to attend any meetings about this as I will be out of town
and I am sorry for the late hour in contacting you. Being retired and gone
much of the time I haven't paid much attention to the politics of Ames.
In 1971, I purchased two lots zoned commercial on Lincoln Swing. The market
for apartments was good at that time so I built a 12-unit apartment on one of
the lots at 4404 Lincoln Swing. The apartments are 960 square feet with
dishwashers, a wood burning fireplace and 1 and 1/2 baths. Because of the
commercial zoning, the city electrical inspector required the electrical
wiring be enclosed in conduit, The apartment cost several thousand dollars
more to comply with this order and took much extra time to complete. It is
probably the only apartment complex in Ames with conduit.
This property is located on the South side of Lincoln Swing. There are four
lots on Lincoln Swing,but mine are the only ones with Lincoln Swing
addresses. The four lots are as follows beginning with the East lot:
1. Westside Church of Christ, 107 Abraham drive
2. My vacant lot, 4320 Lincoln Swing
3. 12 unit apartment, 4404 Lincoln Swing
4. Women's Club, 106 South Dakota
The proposed zoning will make the Women's club a non-conforming use. I don't
know how it will affect the church. As you can see my two properties are the
only ones with Lincoln Swing addresses, so I own 100% of the properties on
the South side of the street with Lincoln Swing addresses 100% against the
zoning change. It was my intention to build a nice office complex on this
lot and as you know, this might be the only commercial property available in
West Ames.
I have paid commercial property taxes on both of these lots for the last 29
years waiting for the area to develop around it. The area has pretty much
developed around it now and the timing is about right for development,
however, now I find that the city council has designated this to be
residential zoning.
I hereby request that the zoning be left as commercial.
