Dear Officials, The proposed zoning changes will be detrimental to the property we own at 619 and 621 S. 41,St. This building has been,since it was originally constructed in 1971, leased space for service with retail type businesses. It has provided affordable space to nine different enterprises in that time with one current tenant going on its eighth year of business in this location. This building was built to be adaptable to all types of service and service/retail type businesses that benefit from a central location with adequate visibility. We need to be able to continue to offer affordable space to these type of enterprises. When this building was originally built, S. 3`d had not yet been paved west of South Walnut street. South 4d'St did not exist adjacent to this property. Through the years,paving of S. 4d', the widening(twice)of S. 3`d,the proposed power poles in the front yard for the new Hy-Vee, all have contributed to squeeze the useable space of this property. To change the zoning to higher density residential would interfere with the intent of the City's original approval of development of this site and would substantially diminish the property's value. Additionally,the unique shape of the lot,left by the installation of S. 3`d and S. 4d` streets make any future expansion or conversion to another use impractical if not impossible. Allowing this property to remain commercially zoned is consistent with the original intent not just for the property but for the neighborhood. It in no way constitutes spot zoning but is contiguous and consistent with adjacent commercially zoned property.
