Dear Mayor and Council:
Thank you for considering and facilitating the recent change in the
Campustown zoning. I'm sure this will be an improvement in the final
ordinance. After further study of this proposed ordinance, i wonder if we
aren't still missing two more important zoning classifications?
As Ames grows in quality, some type of designated Business Park Zone
seems to be fitting and appropriate. Although we have a research park, it is
zoned Planned Industrial and tenants must have some R&D relationship
with Iowa State University. A business park with high design standards
I would provide for a consistent image (no metal buildings) and an alternative
to those that don't fit the research Park. The current development of Aspen
Business Park seems to fit this proposed classification, however it may not
be specifically zoned as such.
The second area is some type of Fn r=ay Business Corridor Zone. As
Ames grows in quality, our entryways need some degree of control to
mamtaln and establish a positive image. A higher level of design and
aesthetic effect should be expected from these business entities, This zone
could be similar to the Highway Oriented, but with more sensitivity to mixed
high-quality business activities, high-quality material selections, signage
and landscape development. The current Hunziker & Associates office
building is a good example fitting into this type of zone.
