SUBJECT: Status Report on Urban Revitalization Area 123 Beach Avenue
On November 14, 2000 the City Council requested a status report on progress being made on the
proposed project at 123 Beach Avenue. The site plan for 123 Beach Avenue expired as of May 24, 2000
and was only in effect for one year. A building permit was not applied for within the one-year time
period, so the site plan expired. A new site plan that meets the new zoning ordinance would now need
to be submitted before any building can take place.
The Urban Revitalization Area(URA) is still in effect, as there was not an end date set for expiration.
On subsequent URA's approved by the City Council an end date has been stated. If a new site plan is
approved it would need to meet the requirements of a 3 1-condominium building with structured parking,
or it would not qualify for the existing URA program. A new Urban Revitalization Plan would then
need to be approved by City Council.
At this time there has not been any indication from the developer, JEMFOUR NINE, Inc., that the
project is being considered for submittal for site plan approval.
