Property Description: Parcel `C'. Part of the Southeast Quarter and part of the Northeast Fractional Quarter, all in Section 6, Township 83 North, Range 23 West of the 5th P.M., Story County, Iowa, more particularly described as follows: Beginning at the Northeast corner of said Section 6; thence S00°11'08"E, 1564.16 feet to the East Quarter corner of said Section 6; thence S00°23'10"E, 5.34 feet along the east line of the Southeast Quarter of said Section 6 to the northerly right of way line of the railroad property; thence S82°04'27"W, 2674.18 feet along said northerly right of way line to the west line of the Southeast Quarter of said Section 6 and the easterly right of way line of Interstate Highway#35; thence N00°50'46"W, 306.85 feet along said easterly right of way line to the Center of said Section 6; thence N00°31'53"W, 206.46 feet along said easterly right of way line; thence N04°29'25"E, 214.14 feet to the beginning of a curve; thence northerly and northeasterly, 509.81 feet along said curve having a radius of 1577.14 feet, concave to the east, and a central angle of 18°31'l5"; thence N31°03'34"E tangent to said curve, 270.80 feet; thence N33°03'50"E, 200.12 feet; thence N31°55'08"E, 199.99 feet; thence N57037'20"E, 108.80 feet to the southerly right of way line of East 13th Street; thence N85°20'04"E, 927.80 feet along said southerly right of way line; thence N00°12'53"W, 33.0 feet to the north line of the Northeast Fractional Quarter of said Section 6; thence N89°47'07"E, 1073.60 feet to the point of beginning, containing 96.61 acres, which includes 0.81 acres of existing public road right of way AND the Union Pacific Railroad property adjacent to said Parcel `C,' being 125 feet in width, lying 75 feet northerly and 50 feet southerly of the center line of the main track (south track) across the Southeast Quarter of Section 6, Township 83 North, Range 3 West of the 5th P.M., Story County, Iowa.
