SUBJECT: Architectural Pattern Guidelines- Somerset
As part of the Zoning Change Agreement for the Somerset Subdivision, there is a provision
whereby the developers are to provide Architectural Pattern Guidelines to the City for
acceptance by the City Council prior to the completion of the rezoning process.
The developers have provided the guidelines for the residential and non-residential land
use components of the subdivision. The guidelines will truly serve to create a unifying
design throughout the subdivision. The guidelines address the following design features:
Residential Architectural Patterns
Style references (Colonial, Georgian, Adam, Neo-classical, Craftsman,
Prairie, Shingle)
Massing
Walls
Roofs
Exterior Trim
Doors
Windows
Porches
Bay Windows
Balconies
Residential Community Patterns
Fences/Walls
Trash Containers
Mail Boxes
Planting Patterns
Alley Entrances
Mechanical Equipment
Benches, Gazebos, Signage (entrance)
Guidelines for Commercial and other non-residential land use include:
Exterior Wall frontage lines
Exterior materials
Wall heights
Exterior Doors
Glazing standards
Awnings and Balconies
Corner Detail
Proportions
Signage
Sidewalks
Pedestrian Park standards
Pedestrian Alley standards
Mixed-use standards (apartments with commercial buildings)
Parking guidelines
Landscaping materials
As stated previously, these pattern guidelines will contribute greatly to the creation of a
unified design theme for the subdivision.
