SUBJECT: DESIGNATING PARKING PROHIBITIONS IN THE NORTHRIDGE
PARKWAY SUBDIVISION 13TH ADDITION.
BACKGROUND:
During the review of Northridge Parkway Subdivision 13th Addition, staff indicated to
developers that parking prohibitions should be designated along one side of subdivision
streets. This measure is needed to provide a safe street width for passage of local
traffic and emergency vehicles. Streets included in this subdivision are Goldenrod
Circle, Tupelo Circle, and Evergreen Road.
Staff had determined that parking prohibitions are necessary since subdivision plans
call for 27' and 31' street widths. With these widths, parking prohibitions are needed to
provide a two-way traffic flow. With parking present on both sides of the street, the
available street width for traffic is reduced to 15', or one lane of travel. When this
parking is present, it not only creates a hazardous situation for traffic, but also restricts
access by emergency vehicles.
The developers, Hunziker and Furman, requested that parking prohibitions be
designated along the north side of Goldenrod Circle and Evergreen Road, and also on
the south side of Tupelo Circle. It is consistent with parking prohibitions on adjacent
streets in the new subdivisions.
ALTERNATIVES:
1 . Designate parking prohibitions along the north side of Goldenrod Circle and
Evergreen Road, and also on the south side of Tupelo Circle, as agreed to by
developers in the Northridge Subdivision 13th Addition.
2. Modify the proposed locations of the prohibitions.
3. Do nothing.
MANAGER'S RECOMMENDED ACTION:
It is the recommendation of the City Manager that the City Council adopt alternative
number one, thereby directing the City Attorney to draft an ordinance prohibiting
parking along the north side of Goldenrod Circle and Evergreen Road, and also on the
south side of Tupelo Circle, as agreed to by developers in the Northridge Subdivision
13th Addition.
