QCT ` 2 21992 Aints, iuyia twuiJ i CITY CLERK CITY OF AM%IOWA 13 October, 1992 CITY OF AMES AMES CITY COUNCIL DEAF COUNCIL MEMBERS We the members of the Duff Avenue Dental Partnership, practicing at 1226 Duff Avenue, are greatly concerned with the recent recommendation by the Ames Planning and Zoning Commission to limit the use of the present Hospital- Medical Zone to certain services. We feel this limitation to adversely effect the future of our pratice for the following reasons. I. If our- present structure, which is specifically designed for dental practice, would be damaged beyound 60'1, we would become a nonconforming service and would be forced to relocate to another H-M Zone. This greatly reducesthe market value of the remaining land by limiting potential buyers to Physicians. This lot is not large enough to facilitate a medical practice and could not be expanded due to its being bordered by Duff Avenue, 13th Street, another dental office, and a hearing aid service. This plus the time required to relocate would be devastating to the continuation of our dental practice. II. We see nothing in this proposed land use policy that would prevent a Physicians office fmn providing dental services, while remaining within the Zoning Code. Three of the present medical offices already provide seven other services that would be noncomforming under the proposed policy. We feel this to be discriminatory. III. Exclusion of Dentists would severely limit the marketability of our practices and property to other Dentists interested in locating in Ames or expanding existing practices in the event of death or retirement of a partner. IV . Dental Health Care Providers are an important part of any Medical Community. Forty five percent of all Ames Dentists currently practice within the present H-M Zone. We frequently hear from patients how fortunate Ames is to have such a fine " Medical Campus " with so many services in one attractive and accessible area. We feel it is very important for Dental Health Providers to remain in the present H-M Zone with out unfair exclusions. Please consider these points in your decesion making.
