WILSON,OIpCGTOR May 29, 1992 Mr. Don Jackson Building Official City Hall Ames, IA 50010 Dear Don: This is in reference to our recent conversation regarding proposed revisions to the city's flood plain management regulations. We have no objections to the proposed revisions to the ordinance. However, there are several language changes which I believe would make the ordinance a bit clearer. They are as follows. • Section 9.8(1)(e). This language should also be included in Section 9.8(2) regarding nonconforming uses in the Floodway Fringe in order to avoid confusion. • Section 9.8(2)(c) specifies that if the cumulative value of remodeling of a nonconforming use in the Floodway Fringe exceeds 50%, the lowest floor must be elevated to 1.0 ft. above the base flood. Floodproofing of such a building would also be allowed if it were a nonresidential structure. It may be more appropriate to say that the structure would have to be either elevated or floodproofed in accordance with the requirements of Section 9.5(2) of the ordinance. if you have any additional questions regarding this matter, please feel free to contact me at (515) 281-8942, Sincerely, Bill CappuCcio Water Quality Section
