Wyndham Heights is a medium density housing community, unique
to Ames, with 10 to 12 units per acre. The design concept
aims at an untapped market of people with comfortable incomes
and desire to avoid individual family home ownership for a
variety of reasons .
The concept is materialized into a neighborhood community by
the use of unique site features, building scale and
individual unit design. The unique character of the site is
accentuated by preserving most mature trees and gentle
sloping hills, landscaping and building placement. The
building layout and scale provides vast open spaces for
social activity centers and easy building access . Eight unit
buildings compose the majority of building types on the site
with only 4 of 11 buildings being 15 units and none of the
buildings being over two stories .
The building design provides sidewalks, front yards, private
outside entries, attached garages, decks and spacious high
style dwelling units and more.
Both building setting and the individual building character
are important to produce a secure and unified environment,
similar to a single family community.
The building configuration produces a central activity park
which includes: Volleyball, Basketball, Jogging, Swimming,
Club House Activities, and more.
The site, building design, and park activities are important
to create an exciting and fulfilling rental community for
Ames .

ESTABLISHED AND SHOWN ON SAID MAP AS PROVIDED IN SECTION 38-1006
OF THE MUNICIPAL CODE OF THE CITY OF AMES, IOWA; AND REPEALING
ANY AND ALL ORDINANCES AND PARTS OF ORDINANCES IN CONFLICT dQ°

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF AMES,
IOWA:
Section 1. The official Zoning Map of the City of Ames,
Iowa, adopted by Section 38-1005 of the Municipal Code of the
City of Ames, Iowa, is amended by changing the boundaries of
the districts established and shown on said Map in the manner
authorized by Section 38-1006 of the Municipal Code of the
City of Ames, ' Iowa, as follows :

Beginning at a point on the North line of Section 6
that is 586.1 feet West of the Northeast corner of
Section 6, T83N, R24W of the 5th P,M,, in Story County,
Iowa; thence S Oo 30 ' along the West line of Grove
Street 866.1 feet to the centerline of Ross Road, also
the point of tangency between centerline of Ross Road and
a 245 feet radius curve to the left in a westerly
direction; thence westerly and southwesterly along said
curve 200 feet to tangency with a southwesterly bearing
straight line ; thence along said straight line 145 feet
to point of tangency with a 245 feet radius curve to the i
right; thence along said- curve 200 feet; thence N Oo 49 ' E
1163 feet to the North line of Section 6; thence East
462.4 ' along said north line to the Point of Beginning;
all the land therein containing 10.5 acres, more or less,
excluding Ontario Road right-of-way,
are transferred from the "R-2" District (Two Family Dwelling)
