The design concept aims at an untapped market of people with comfortable incomes and desire to avoid individual family home ownership for a variety of reasons . The concept is materialized into a neighborhood community by the use of unique site features, building scale and individual unit design. The unique character of the site is accentuated by preserving most mature trees and gentle sloping hills, landscaping and building placement. The building layout and scale provides vast open spaces for social activity centers and easy building access . Eight unit buildings compose the majority of building types on the site with only 4 of 11 buildings being 15 units and none of the buildings being over two stories . The building design provides sidewalks, front yards, private outside entries, attached garages, decks and spacious high style dwelling units and more. Both building setting and the individual building character are important to produce a secure and unified environment, similar to a single family community.
