COUNCIL ACTION FORM
SUBJECT: Motion to Set December 16, 1986 as the Date for Public Hearing to
Consider the Rezoning of Lot 8, Christensen ' s Timberland
Subdivision.
BACKGROUND:
The applicant Peter and Carolyn Romer have requested annexation to the City so
as to gain access to the sanitary sewer system in the area. The existing
on-site septic system has failed and the applicants are requesting municipal
sewage collection and treatment service. Section 29 .4 of the Municipal Code
requires that the City rezone the property to A-1. Since the surrounding area
is zoned Suburban Residential (S-R) and the applicant has requested an S-R
zoning designation, it is recommended that this classification be granted so
as to be compatible with the area and also compatible with the Land Use Policy
Plan.
The property in question contains 1.4 acres and currently contains one single
family residence.
The property can be serviced by a six inch water main and an eight inch sani-
tary sewer main, both of which are adequate to accommodate the service needs
of the property in question. Storm sewer mains are not available to the area,
but storm water run-off can be adequately accommodated by surface discharge to
Whorle Creek as is the present situation. Vehicular access to the lot is pro-
vided by Timberland Road which is a private residential street.
The Planning and Zoning Commission reviewed this request at their meeting of
November 5, 1986 and have recommended that the rezoning of this property to
S-R be approved as being consistent with the Land Use Policy Plan.
A copy of an area map and a plat of the property in question is attached for
your review.
ALTERNATIVES:
1. The City Council can approve the rezoning request for Lot 8 Christensen's
Timberland Subdivision to S-R and can set December 16, 1986 as the date
for public hearing to consider the rezoning request.
2. The City Council can deny the request to rezone Lot 8 Christensen ' s
Timberland Subdivision to S-R.

3. The City Council can approve the rezoning request for Lot 8 Christensen's
Timberland Subdivision with stipulations and can set December 16, 1986 as
the date for the public hearing to consider the rezoning request.
4. The City Council can refer the request back to the Planning and Zoning
Commission for further review and comment.
MANAGERS RECOMMENDED ACTION:
It is the recommendation of the City Manager that the City Council adopt Alter-
native #1. This will approve the rezoning request for Lot 8 Christensen 's
Timberland Subdivision and set December 16, 1986 as the date of the public
hearing to consider this request.
