AN ORDINANCE TO AMEND THE MUNICIPAL CODE OF THE
CITY OF AMES, IOWA, BY REPEALING SECTIONS 23.3, 23.4,
23.5, 23.11 AND SUBSECTIONS 23.7(2)(a) and 23.22(13)
THEREOF AND ENACTING NEW SECTIONS 23.3, 23.4, 23.5,
23.11 AND SUBSECTIONS 23.7(2)(a) and 23.22(13) FOR THE
PURPOSE OF AMENDING THE SUBDIVISION ORDINANCE;
REPEALING ANY AND ALL ORDINANCES IN CONFLICT
THEREWITH TO THE EXTENT OF SUCH CONFLICT, IF ANY;
AND, ESTABLISHING AN EFFECTIVE DATE
BE IT ORDAINED, by the City Council for the City of Ames, Iowa:
Section 1. The Municipal Code of the City of Ames, Iowa, shall be
and is hereby amended by repealing Sections 23.3, 23.4, 23.5, 23.11
and subsections 23.7(2)(a) and 23.22(13) thereof, and enacting new
Sections 23.3, 23.4, 23.5, 23.11 and subsections 23.7(2)(a) and
23.22(13) as follows:
Sec. 23.3. PLANNING CONFERENCE REQUIRED; PURPOSE.
The first step in obtaining city approval of a plat of
subdivision shall be a planning conference with city staff.
Arrangements for this conference shall be made by contacting
the Department of Planning and Housing. The purpose of
this conference is to inform city staff of possible future
subdivisions and additions to facilitate staff review of the
effect and feasibility of the proposal in relation to the city's
utility and street systems and city plans; and to inform
owners and their agents of design consideration, ordinance
requirements, and processing of the plan. Principal partici-
pants in this conference will be representatives of the
Department of Planning and Housing and the Public Works
Department; representatives of the owners, and other persons
as applicable.
Sec. 23.4.FILING OF CONCEPTUAL DEVELOPMENT PLAN
(C.D.P.) WITH CITY CLERK.
At any time after the planning conference the owner may
file with the Department of Planning and Housing, thirteen
(13) copies, of the Conceptual Development Plan as described
in Section 23.10 and two (2) reproducible black line reduc-
tions of the Conceptual Development Plan on a sheet of paper
no larger than 11" x 17". The Department of Planning and
Housing shall distribute one (1) full-size copy of the CDP and
one (1) reduction of the CDP to the City Clerk. The re-
maining copies of the CDP shall be distributed to all appro-
priate City departments and affected utility companies for
review and comment. The Department of Planning and Housing
shall place the Conceptual Development Plan on the agenda of
the Planning and Zoning Commission for review and recommen-
dation to the City Council.
Sec. 23.5. GENERAL CITY STAFF AND UTILITY REVIEW.
Before formal review by the Planning and Zoning
Commission, all general staff and utility review comments shall
be coordinated by the Department of Planning and Housing
for report and recommendation to the Planning and Zoning
Commission.
Sec. 23.7(2)(a).
If modification is minor, be directed to proceed with the filing
of an administrative plat after an approved, revised copy of
the Conceptual Development Plan is filed with the Department
of Planning and Housing and the Department of Public Works.
Sec. 23.22(13). ADMINISTRATIVE PLAT; ADMINISTRATIVE
PROCESSING.
Within one year of council approval of the Conceptual
Development Plan, the owner may proceed to plat all or any
part of same. The purpose of the administrative plat is to
coordinate all engineering aspects and technical requirements
to be included in the final plat. Twelve (12) copies are to be
filed in the Department of Planning and Housing. These
copies shall be distributed to the appropriate City depart-
ments and utility companies. The Department of Public Works
shall serve as plat coordinator, and all review comments and
engineering aspects shall be directed to such Department.
Sec. 23.22(13)
Street names. Streets which possess uninterrupted alignment
with existing streets shall, unless otherwise illogical or due to
severe directional change, bear the names of existing streets.
The proposed names of new streets shall be shown on the
final plat, after determination by the Director of Planning and
Housing that the said names of new streets do not duplicate
or sound similar to existing street names.
Section 2. All ordinances or parts of ordinances in conflict here-
with are hereby repealed to the extent of such conflict, if any.

Section 3. This ordinance shall be in full force and effect from and
after its publication as required by law.
