TO: NEIGHBORHOOD ASSOCIATION REPRESENTATIVES
Please be aware that one of the agenda items for the April 23rd City Council
meeting is a discussion of possible ordinance changes which would institute a
RETROACTIVE CONVERSION PERMIT. The RETROACTIVE CONVERSION PERMIT would bring
into legal compliance those structures in Ames which had been converted to a
higher use (i.e., single family to duplex, or duplex to multi-family) without
building and zoning permits. In order to obtain a RETROACTIVE CONVERSION
PERMIT, property owners would have to:
(a) apply for the RETROACTIVE CONVERSION PERMIT prior to September 1,
1985;
(b) meet all applicable building and zoning code standards that existed at
the time of conversion with the exception of 6 items (ceiling height,
minimum room size, lot area, lot setbacks, lot frontage, and building
height) proposed for grandfathering; and
(c) pay an $80.00 permit fee.
The City has identified a list of 389 structures which may have been converted
without building and zoning permits. Some of the structures may be in your
neighborhood. Therefore, you may have an interest in learning more about this
issue. If so, a copy of the proposed ordinance changes can be obtained at the
Ames City Clerk's office, 621 Main Street. In addition, more information about
the proposed RETROACTIVE CONVERSION PERMIT program can be obtained by contacting
the Ames City Manager's office at 239-5101.
