EXISTING LAND USE & ZONING: Subject Property: Farmstead, Agricultural; County Zoning A-1 (Agricultural) North: Industrial; G-I (General Industrial) South: Agricultural; G-I (General Industrial) East: Agricultural; G-I (General Industrial) West: Land Fill; G-I (General Industrial) LAND USE POLICY PLAN DESIGNATION: The Land Use Policy Plan designates this area as being suitable for • industrial uses. PROPOSED LAND USE & ZONING: The owner has indicated that the land use will not change in the forseeable future and he has requested the property remain zoned A-1 (Agricultural) once the property is annexed. UTILITIES: Water: A 16" water line is available in East Lincoln Way. The ' applicant is requesting annexation so as to hook up to City water service. Sanitary Sewer: 10" line is located approximately 250' to the west in Lincoln Way. REPORT: 1. Attached is a letter from the Story County Planning & Zoning Commission recommending this parcel be annexed. 2. The primary reason for requesting annexation is to hook up to the 16" water line in East Lincoln Way. 3. The applicant has requested an A-1 zoning for this property. Although • the use of the property will not change in the foreseeable future, it would not be unreasonable to zone the parcel G-I (General Industrial) since all surrounding properties are currently zoned G-I. Only the property to the north is developed for G-I uses. • � ti STAFF RECO14MENDATION: The Department makes the following recommendations: 1. The request for annexation be approved. • 2. The subject parcel be rezoned G-I (General Industrial) . If the Commission concurs with the Department recommendations, two motions should be made, the first dealing with annexation, the second with zoning. The recommendation is based on the following: 1 . No valuable farmland will be lost to the county. 2. The property is surrounded by incorporated areas of Ames. 3 .
