HomeMy WebLinkAboutA007 - Memo with developer's intent for future development AT�3O1n 11 ABU TO: Mayor and Council Members Mimi FROM : Paul Wenbert, Assistant City Manage DATE : December 2, 1983 SUBJECT Proposed Rezoning of 1110 Delaware From R-2 to R-3 During the November 22nd Council meeting discussion of the proposed rezon- ing of the property at 1110 Delaware from R-2 to R-3, it was stated that additional information was desired from the developer about the intended use of the property. Staff has contacted the prospective buyer of the property, the Litzels, who have provided the attached letter indicating their intended use of the property should the rezoning be approved. In addition, a letter has been received from Dan Craig of Hunziker and Furman concerning future development of the lot. The Litzels have indicated to staff that they will be in attendance at the December 6th City Council meeting to answer any questions about the future development of the lot at 1110 Delaware. /lw F ' John and Constance Litzel RR #4 Ames , IA 50010 November 16, 1983 Dear Council Member: Our intentions as developers of 1110 Delaware, Ames , Iowa are to construct a quality 12-unit apartment building within the next two years. We will abide by all applicable city codes , and work closely with the City Council , Planning and Zoning Board , City Building Inspector, and neighboring residents to make this project a credit to the neighborhood. Sincerely, John Litzel Constance L't November 16, 1983 Dear Council Member: The purpose of this letter is to clarify questions you might have regarding the request to re-zone 1110 Delaware, Ames , Iowa from R-2 to R-3. This property is currently owned by James D. and Marsha Linder. They have lived at this address for the past 15 years and have experienced first hand the area' s transition from semi -rural to dense , multi-family housing. Directly to the north of the subject property there are approximately fifty rental units , rented for the most part to students (zoned R-3) . To the south there are approximately 10 duplexes. We feel that this alone is adequate reason for re-zoning. This property has been sold to John and Connie Litzel of Litzel Lumber Co. , subject to the zoning change. The Litzels ' propose the construction of a 12-unit apartment building probably within the next two years. This would involve demolition of the current residence. The Litzels plan to construct a quality building which will be professionally managed. We feel a project of this nature will be a credit to the nei gh bo rhood. Current R-2 zoning would allow the construction of up to three duplexes on this property. We feel that a single building constitutes a better use and in fact would have more "eye appeal" than several smaller ones . The Litzels are aware of the concerns of some residents to the east of North Dakota Avenue. They welcome comments regarding landscaping, parking, or any other issues. We do not feel the reaction by some residents that they "just don' t want any more apartments in the area," is a valid argument against the re-zoning.
