Honorable Mayor and City Council:
On January 12, 1983, I appealed to the Zoning Board of Adjustment to
grant a variance for my corner lot property at 1004 Ridgewood of the
side-yard setback associated with Tenth Street. This appeal requested
the Tenth Street side-yard setback to be changed from fifteen feet (15')
to eight feet (8') to allow the construction of a pool equipment and
recreation structure.
Tenth Street runs east approximately 150 feet from Ridgewood and dead-
ends at the Chicago Northwestern Railroad track. My lot and Lot 8 on
the south side of Tenth Street are the only properties adjoining the
street.
The action taken by the Zoning Board of Adjustment on January 12, 1983,
was to table my appeal and the Board urged that I pursue the vacation
of Tenth Street.
Since January I have explored many design solutions which sought to
eliminate the need for a setback variance or the vacation of Tenth
Street. Unfortunately those design solutions did not eliminate the
problem.
The property on the south side of Tenth Street contains a garage having
its access from that street. A complete vacation of Tenth Street would
prohibit access to this lot's only off-street parking. In light of
this situation, I respectfully request that Tenth Street be classified
an alley and that the right-of-way be reduced from the present 50 foot
width to 20 feet.
This change would accomplish two things. First, the standard yard setback
would be adjusted to allow for the construction of the structure for
which my zoning permit was denied. This also would be in the spirit
of the action taken by the Zoning Board of Adjustment. Secondly, the
existing garage on the lot to the south would come into compliance with
the yard setback associated with an alley.
