SUBJECT ! McDonalds Restaurant, 217 Welch
The existing sanitary sewer and water lines are adequate to handle the proposed
development.
The storm water runoff from the proposed development is shown as directly dis-
charging to the alley on the west and Welch Avenue on the east. No specific controls
are proposed for the reduction of the storm water runoff rate. One of the objectives
of the Planned Commercial district is to control storm water runoff. Because of the
existing runoff from the area,problems have been created on the properties lying
west of the alley. With the storm sewer located immediately adjacent to the pro-
perty on Welch, it would be appropriate to develop a reasonable amount of detention
within the parking lot for the five-year-frequency storm and evaluate the effects
of the 100-year-frequency storm. A plan of this type can be approved subsequent
to the concept approval for the development.
