SUBJECT : Proposed Development at Welch Avenue and Hunt Street
The Public Works Department recommends that the following be considered by the
Planning and Zoning Commission as they address the above subject development:
1. This department does not desire to allow a private development the
opportunity to share public right-of-way with the city as commercial
parking area. Thus, the proposed angle parking along Hunt Street is not
endorsed. The department does support a parallel parking arrangement along
Hunt Street as has been constructed near the intersection of Chamberlain
Street and Stanton Avenue. The developer will be held responsible for the
construction and maintenance of the parking area to the satisfication of
this department.
2. This area of town is experiencing severe on-street parking shortages
and parking congestion. This is evidenced by the existing alternate
side parking regulations, with a four hour limit, on Hunt Street. The
developer should be encouraged to maximize off-street residential parking
spaces as appropriate for the maximum number of vehicles that he will
allow in his development.
3. No obstruction should be allowed in the intersection sight distance
triangle. Thus, either the proposed juniper tree near the intersection
should be relocated, or the tree should be trimmed so that at least five
feet of obstruction-free trunk extends above the final ground surface.
