LEGAL DESCRIPTION: E 600' of the W 650' and the N 245' of the S 478' of the
SW 14, SE 14, Sec. 14, T 83, R 24.
PARCEL SIZE: 147 ,000 sq. ft./3.4 acres
EXISTING LAND USE: Much of the property is vacant, although a portion of the
property along South Duff Avenue is used for commercial purposes.
LAND USE PLAN DESIGNATION: The Land Use Policy Plan designates this area for
commercial uses.
PROPOSED LAND USE AND ZONING: The applicant indicates a desire to develop the land
for a shopping center, wholesaling, warehousing, and multiple-family dwellings.
UTILITIES: All utilities are available as indicated:
Water: 14" line in South Duff Avenue
6" line in Opal Drive
line in Crystal Street
Sanitary Sewer: 8" line in Opal Drive
Storm Sewer: 24" in Opal Drive
Drainage ditch along South Duff Avenue
REPORT:
1. As noted, the Land Use Policy Plan does designate this area for commercial
purposes and the Planning and Zoning Commission has proposed that the zoning for
this area be changed from General Industrial (G-I) to General Commercial (G-C) .
2. The property owner is requesting a change at this time because of his intention
to develop a neighborhood shopping center on a portion of the property. A shopping
center is not a permitted use in the G-I District.
3. The property owner to the south has been contacted regarding the possibility of
including that property with the current request. The property owner has indicated
that he is not interested in having his zoning changed at this time.
RECOMMENDATION: The Department recommends that this request be approved.
