ANALYSIS:
1. The LUPP designates this area for H-M purposes and construction of a parking lot
to serve an existing medical facility is an appropriate use in this area.
2. This property is owned by the Doran Building Partnership and will serve as
additional parking facility for the Medical Arts Building.
3. Because this site is located in the H-M zone, it will be necessary for a parking
lot landscaping plan to be submitted for approval prior to construction of a
parking lot.
4. If this rezoning is approved, three parcels will remain on the block that are
not zoned H-M. Owners of those properties have been contacted regarding their
attitude about having their properties rezoned.
RECOMMENDATION:
The Department of Planning & Housing recommends this request for rezoning be
approved. In addition, the Department recommends that the three properties to the
south be included in this rezoning unless the property owners are opposed to such
an action.
