PURPOSE FOR REQUEST (as stated by Applicant) : "Bring the property into the city."
LOCATION: On the northeast corner of Oakwood Road and Timberland Road.
SIZE: 16,669 + square feet for Lot 1 and 16,905 + square feet for Lot 2.
EXISTING LAND USE: There is a single-family residence under construction on
Lot 1 and there is an existing single-family dwelling on Lot 2.
SURROUNDING LAND USE AND ZONING:
North: Low density residential/A-1 (County)
South: Agricultural/A-1 (County)
East: Low-density residential/A-1 (County)
West: Low-density residential/A-1 (City)
FINDINGS:
Land Use Policy Plan - The Land Use Policy Plan designates this area as suitable
for low-density residential development.
Zoning History - This property is currently zoned A-1, Agricultural, in the
county.
Public Utilities
Water -- 12" water line in Oakwood Road and 6" water line in Timberland.
Sanitary Sewer -- 8" sanitary sewer down the center of Timberland Road.
Storm Sewer -- Storm water is handled by means of ditches along the roads.
Vehicular Access - Access to both lots is from Timberland Road.
Physical Characteristics
Vegetation -- The vegetation on the site is typical of that found on
suburban residential lots.
Terrain -- Very gently sloping to the east and south.
Drainage -- the Drainage generally flows to the south.
Soils -- Information not available.
Flooding -- None of this property is subject to flooding

ANALYSIS:
(1) The Land Use Policy Plan designates the area as suitable for low-density
residential development.
(2) The R1-10 designation appears to be the most appropriate zoning
designation for these two lots. The minimum lot size for the A-1 zoning district
is 43,560 square feet and for the S-R zoning district it is 20,000 square feet.
Both of these lots are less than 20,000 square feet in size. It should be noted
that approximately one-half of the lots along Timberland are less than 20,000
square feet in size. Therefore, it appears that this entire area needs to
be looked at when the Planning and Zoning Commission makes recommendations
for changes in the zoning map.
RECOMMENDATION: The Department of Planning and Housing recommends that this
request for rezoning be approved.
