CITY OF AMES DEPARTMENT OF COMMUNITY DEVELOPMENT REPORT TO THE PLANNING & ZONING COMMISSION DATE PREPARED: March 21, 1980 MEETING DATE: April 2, 1980 ZONING CASE NO. : Z 80-1 APPLICANT: Harry & Margaret Sherk, et al STATUS OF APPLICANT: Owners REQUESTED ACTION: Zone G-I (General Industrial ) PURPOSE FOR REQUEST (as stated by Applicant) : "This property is presently adjoining property zoned for general industrial use and it could be sold as one large tract with the other parcels or by itself. This is also an unincorporated space between two incorporated areas." LOCATION: 900' east of South Dayton Avenue and approximately1300' south of Lincoln Way except for a 40' wide connection to Lincoln Way. SIZE: Approximately 54.33 acres EXISTING LAND USE: Agricultural SURROUNDING LAND USE & ZONING: North: Agricultural ; G-I South: Agricultural , mobile home park; R-5 East: Interstate 35; A-1 (County) West: Auto salvage yard; G-I , A-1 FINDINGS: Land Use Policy Plan The Land Use Policy Plan designates the area as being suitable for industrial development. Public Utilities Water -- 14" line in South Dayton Avenue Sanitary Sewer -- 8" line at intersection of Ford and Lincoln Way Vehicular Access Vehicular access could be provided from Lincoln Way via the 40' wide strip which connects this property to Lincoln Way. Right-of-way width for streets in industrial areas is 80' and, as noted in the Annexation Report, the 40' wide access will hPcome a part of the Ford Street riqht-of-way. -2- Physical Characteristics Vegetation -- Vegetation associated with agricultural development. Terrain -- Gently sloping to the east and west. Drainage -- Drainage is to the east and west. Soils -- Soils information indicate a majority of the site is prime agricultural land. Flooding -- The site is not subject to flooding. ANALYSIS: 1 . Industrial use of this land is compatible with the Land Use Policy Plan. 2. Industrial land adjacent and in the general area is presently zoned G-I. If this parcel is annexed, designation as G-I appears to be the most appropriate designation for the area. 3. As mentioned in the annexation report, a portion of the subject property is necessary to provide an SO' wide right-of-way for the extension of Ford Street south of Lincoln Way. Since this parcel will be developed in conjunction with the two adjacent parcels, the subject parcel should also be zoned G-I. RECOMMENDATION: The Department of Community Development recommends that this area be rezoned G-I if it is annexed.
