industrial development.

Sanitary Sewer -- 8" line at intersection of Ford and Lincoln Way
Vehicular Access
Vehicular access could be provided from Lincoln Way via the 40' wide strip

Physical Characteristics
Vegetation -- Vegetation associated with agricultural development.
Terrain -- Gently sloping to the east and west.
Drainage -- Drainage is to the east and west.
Soils -- Soils information indicate a majority of the site
is prime agricultural land.
Flooding -- The site is not subject to flooding.
ANALYSIS:
1 . Industrial use of this land is compatible with the Land Use
Policy Plan.
2. Industrial land adjacent and in the general area is presently
zoned G-I. If this parcel is annexed, designation as G-I appears
to be the most appropriate designation for the area.
3. As mentioned in the annexation report, a portion of the subject
property is necessary to provide an SO' wide right-of-way for the
extension of Ford Street south of Lincoln Way. Since this parcel
will be developed in conjunction with the two adjacent parcels,
the subject parcel should also be zoned G-I.
RECOMMENDATION:
The Department of Community Development recommends that this area be
rezoned G-I if it is annexed.
