VOLUNTARY ANNEXATION REPORT

LOCATION: Northwest corner of Interstate 35 and East 13th Street
OWNER(S) : Webster City Production Credit Association
LEGAL DESCRIPTION: See attached legal description.
EXISTING LAND USE: A former service station is presently being used for
an office.
LAND USE POLICY PLAN DESIGNATION:
The Land Use Policy Plan designates the parcel as being suitable for
commercial development.
PROPOSED LAND USE AND ZONING:
Owner is proposing to construct a new office structure and is requesting
C-3 (Highway Commercial) zoning.
UTILITIES:
Water -- 12" line in E. 13th Street
Sanitary Sewer -- 12" line in E. 13th Street
Storm Sewer -- Carried in drainage ditches along E. 13th Street
REPORT: (1) Attached is a letter from the Story County Planning & Zoning
Commission recommending that this property be annexed.
(2) The parcel is presently adjacent to the corporate limits on
the north and west and the only parcel in the northwest
quadrant of this intersection that is outside the corporate
limits.
(3) It is reasonable for this annexation request to be approved
for the following reasons:
a. Proximity to the existing corporate limits.
b. Availability of utilities does not require expenditure
of public funds for extension of utility lines.
RECONHENDATION:
The Department of Community Development recommends that this parcel be
annexed.
