January 8, 1979 Honorable Mayor and City Council City of Ames Ames, Iowa 50010 Re: Request for C-5 Zoning by Iowa Realty Company Our File No. P-501, 2840 Dear Ladies and Gentlemen: The attached site plan for Lincoln Manor Apartments and Lincoln Building, as proposed by the Iowa Realty Company, are presented as specified by the C-5 rezoning requirements. Lincoln Manor Apartments are existing structures on property zoned R-3. This property has a large surplus of parking area and the entire site is nearly void of landscaping. The owner proposes the following changes and additions to the property as a condition to the C-5 zoning request. 1. Over 12,000 square feet of asphalt parking lot abutting Lincoln Way will be removed and replaced with extensive landscaping. In addition to the landscaping, 20' x 90' x 3' and 20' x 130' x 3' earth berms will be constructed to further screen the remaining parking lot from Lincoln Way. 2. A 9,000 square foot office building containing Iowa Realty's Ames office, in addition to other businesses, will be constructed near Lincoln Way. 3. The remainder of the parking lot will be remarked with the addition of landscaped traffic islands and additional lighting. 4. A considerable amount of additional landscaping will be provided in and around the existing Lincoln Manor Apartments. Existing storm drainage will remain basically unchanged. 6. The proposed construction is designed to provide more efficient use of the land while also providing a safer and more aesthetic environment for the residents of Lincoln Manor and surrounding areas.
