PURPOSE FOR REQUEST (as stated by Applicant): "Required in connection with petition for annexation" LOCATION: Squaw Creek area east of AEC land (Shown as Tract B on attached map. ) SIZE: 15 acres EXISTING LAND USE: Primarily Squaw Creek and flood plain some of which is in farming SURROUNDING LAND USE & ZONING: North: Agricultural and Squaw Creek; A-1 (county) South: AEC & ISU lands; A-1 (city) East: Agricultural ; A-1 (county) West: AEC land; A-1 (city) FINDINGS: Land Use Policy Plan The Land Use Policy Plan designates this tract of land to be retained as Greenbelt and flood plain. Zoning History This request is being submitted in conjunction with the request for voluntary annexation. Public Utilities Water -- N/A Sanitary Sewer -- N/A Storm Sewer -- N/A Other -- N/A Transportation N/A Physical Characteristics Vegetation -- Some cropland; upland tree cover Terrain -- Flood plain with steep creek slopes Drainage -- Squaw Creek Soils -- Flooding -- Much of the tract is Squaw Creek flood plain ANALYSIS: 1. This request is in conjunction with the request for the 160 acres to the north. 2. No development is proposed. The land is to be retained in its natural condition. 3. The most appropriate zoning district for this purpose is the A-1 category. i RECOMMENDATION: The Department of Community Development recommends that the zoning request for this area to A-1 be approved, pending acceptance of the voluntary annexation of this tract of land to the City of Ames.
