Scott letter of objection RECE;Vzz) JUN 2 0 1977 2329 Timberland Road CfEY UE AIVIES Ames, Iowa 50010 June 17, 1977 Mrs. Lee Fellinger, Mayor City Hall Ames, Iowa 50010 Dear Mayor Fellinger: The request for approval of the Ev Cochrane Associates, Inc. planned unit development and related requests are scheduled to come before the Ames City Council this Tuesday, I have learned. Since I will be out of town that night, I am writing to let you know of my objections to this plan. Specifically, I object to (1 ) the R-1 and R-2 plat, (2) the PUD on the apartment complex, and (3) the so-called Racquet Club. The scale drawing of the area shows clearly the rapidity of the diminution in lot size from Beverly Drive to the R-2 zoning. This is too much of a burden on the property owners near Cochrane 's property. The builder has talked about "beauty" and "taste" , but he puts 330 family units into a space where legally he can put no more than 336 family units! There would be close to 1 ,200 people in such an area and more than 500 autos with so many two and three-car families. The Racquet Club-Office building-commercial business-apartment complex is worse than originally described. The builder said there would be six to eight apartments; now I see there are fourteen apartments. There are spaces for 154 cars on the facility, too. Is it possible that so much parking is needed for the "small pro shop" on the first floor? The parking is in line with the commercial floor space of 7,200 square feet, but I can't imagine that much traffic just to buy tennis racquets or occupy the offices. Sum up the humanity implied by the builders ' plans and you, too, will see the tremendous surge in traffic--and accidents--that will result. It is not right that this builder be allowed to impose his plan on the residents of this area. We ask that the Ames City Council not approve the builder's request. Sincerely yours, Y� J. T. Scott
