REQUESTED ACTION: Rezoning from A-1 (Agricultural) to R-2 (Two Family
Dwelling) .
Location: The north side of Ontario Road one-quarter mile west of North
Dakota Avenue.
LEGAL DESCRIPTION: A part of the South Half of Section 31, Township 84
North, Range 24 West of the 5th P.M. , Story County, Iowa, described
as follows: Beginning at the South Quarter Corner of said Section
31; Thence North 88 47125" West along the South line of the Southwest
Quarter, 7.85 feet; Thence North 1295.89 feet; Thence South 80 58135"
East, along the South R.O.W. line of the C $ NW R.R. , 983.72 feet;
Thence South 9 O1'25" West 25.00 feet; Thence continuing along said
R.O.W. line, South 80°58135" East, 323.91 feet; Thence South along
the East line of the Southwest Quarter Southeast Quarter, said line
also being the West line of the Town of Ontario, as originally platted,
1059.07 feet; Thence South 89 40140" West, along the South line of the
Southeast Quarter, 1279.70 feet to the point of beginning.
SIZE: 35 Acres.
EXISTING LAND USE: Vacant, has been used in the past as pasture land.
SURROUNDING LAND USE AND ZONING: North - Chicago and Northwestern Railroad,
KASI tower, vacant - A-1 (County)
South - Basically vacant (two houses) -
a combination of A-1, R-2, R-3.
East - A mixture of single, two, and
multiple family - R-3.
West - Farmstead - A-1 (County) .
LAND USE POLICY PLAN: This tract of land is in the urban service expansion
area as designated by the Plan and is shown as "residential expansion."
PUBLIC UTILITIES:
Sanitary Sewer: An existing 10-inch sewer line is available (in Ontario
Road) at the southeast corner of the tract of land.
Water: An existing 14-inch water main is available in Ontario Road at
the southeast corner of the tract of land.
TRANSPORTATION: Ontario Road abuts the tract of land on the south and is
a primary arterial street.

PHYSICAL CHARACTERISTICS: The tract is one with gently rolling contours
with drainage split to the northeast and west.
REPORT: This rezoning request is closely intertwined with the preliminary
plat of Ontario West First Addition, which is also on this agenda. The
request for R-2 is for the purpose of construction one and two family
dwellings. The proposed plat was viewed and discussed at a recent
Planning and Zoning Commission meeting.
The zoning scheme in this general area is similar to other parts of
Ames. The intersection of Ontario and North Dakota is primarily R-3,
with a C-5 site on Ontario Road. R-2 in this requested area is a
natural breaking place from R-3 to a lower density district, R-2.
RECOMAENDATION: The Department of Community Development recommends this
request be approved.
