HomeMy WebLinkAboutA004 - Decision of Planning and Zoning Commission meeting of January 30, 1976 City of AMES, Iowa 50010 (515) 232-6210 DEPARTMENT OF COMMUNITY DEVELOPMENT Division of Planning February 6, 1976 Honorable Mayor Lee Fellinger and Members of the City Council Administration Building Main and Pearle Streets Ames, Iowa 50010 RE: Gateway Hills Honorable Mayor and City Council Members: During its meeting of January 30, 1976, the Ames City Planning and Zoning Commission considered the request of the Iowa State University Research Foundation, Inc. , for rezoning of property located generally northwest of the intersection of U. S. 30 and Elwood Drive from A-1 and R-1 to R-2. The request also involved the preliminary planned unit development plan and preliminary plat of Gateway Hills Development. The rezoning request was initially amended at the request of the petitioner to exclude the land adjoining U. S. 30, part of the original plat of Beech Estates Subdivision, from the rezoning request. Following presentation of the design concept of the development, a motion was made and passed further amending the rezoning request by deleting 12 acres in the southeast portion of the former country club (parcel 4 on the accompanying density map) . The following actions were subsequently taken: 1. Recommended approval of rezoning of parcels 1, 2, and 3, totalling 87 acres, to R-2, for a planned unit development. 2. Recommended that the P.U.D. be limited to a total of 441 dwelling units, all of which are to be located in parcel 1 in the northern portion of the property. 3. Recommended that the preliminary plat be approved contingent upon meeting engineering and technical requirements. 4. Recommended that in final plat preparation consideration be given to adding depth to Lots 4, 5, 6, 18, and 19 as shown on the preliminary plat. •Combining education and Industry with Hospitality 2 , It was also recommended that the City pursue the development of parcel 3, including the clubhouse and pool, as a park and recreational area, either privately or publicly operated. Copies of recent staff reports on the proposal, P.U.D. plans, the preliminary plat, and the minutes of the January 30, 1.976, Planning and Zoning Commission meeting are attached for your review.
