HomeMy WebLinkAboutA001 - report to Planning and Zoning Commission CITY OF ANTES DEPARTMENT OF COMMUNITY DEVELOPMENT REPORT TO THE PLANNING AND ZONING CONHISSION PREPARED: MAY 65. 1976 MEETING DATE: MAY 14, 1976 REZONING REQUEST: From A-1 (Agricultural) to R-1 (Single Family Dwelling) , R-2 (Two Family Dwelling) , C-2 (General Commercial) , and I-1 (Light Industrial) . CASE NUMBER: Z 76-7. APPLICANT: City of Ames. LOCATION: "Teagarden" and "Freel Drive" areas. REPORT: This rezoning request is for those areas which were voted annexed to the City in November, 1975, and certified on December 31, 1975. The rezoning has been initiated by the City Council. The following recommendations are consistent with a study and rezoning in Teagarden done in 1972 and with Comprehensive Plan designations. Teagarden Area. 1. Upon annexation all land is automatically classified A-1. Much of the Teagarden should remain A-1 in that it is either flood plain, agricultural land, or land adjacent to the airport where future residential development is to be discouraged. 2. R-1 Area. The major Teagarden area is almost fully residentially developed with single family detached houses. One two-family dwelling does exist. A majority of lots are one-half acre in size with all being over 10,000 square feet. The R-1 classification is consistent with both land usage and lot sizes. 3. R-2 Area. This tract is proposed for development in the near future. The R-2 classification is consistent with the proposal. 4. C-2 Area. This is consistent with the existing commercial land usage. Freel Drive. 1. A-1 Area. This category is the unplatted area which is the Skunk River flood plain. 2. I-1 Area. This is the platted area abutting Freel Drive.
