Honorable Mayor and Council Members : At its meeting of January 9, 1976, the Ames City Planning and Zoning Commission considered the request of the Iowa State University Alumni Achievement Fund for rezoning of property located at the southwest corner of U.S. 30 and Beach Avenue from A-1 to C-2. The discussion involved supplemental presentations by represen- tatives of the Achievement Fund and residents of the adjacent residential area. As the Council is aware, the Commission also considered amending the existing C-5 zoning district to accommodate a wider range of uses and parcel sizes. The Gateway Center project could conceivably proceed under such an amended C-5 district. In the absence of a decision on an amendment to C-5, the Commission took the following action: 1. Passed a motion approving in concept the plan of proposed use of the property. 2. Recommends to the Council denial of the C-2 request. (A motion to recommend approval of the request failed to pass.) 3. Set January 21, 1976, as a work session on an amendment to the C-5 district. Enclosed is a petition of opposition from persons living in the Timberland Heights area. This was presented at the meeting. Respectfully submitted, '!� Patrick J. Switz, r. S. highway 30 and Elwood Drive, land on either side of Elwood Drive extending from highway 30 south and land on either side of Airport Road from Elwood Drive to South Riverside. Our concern is that uncontrolled commercial construction and expansion will take place in a residential area under present C-Z, C-3 zoning regulations. . We request that all petitions for commercial zoning in the above noted areas be granted only as C-5. In this way the Ames Zoning Board and City Council can more effectively control development of this area.
